Hello, and welcome to the “Sims Real Estate” contest!
3/29/09 - 4/29/09
In this contest, you will play the role of an aspiring real estate agent who wants to be at the top. (As in, the person who wins is, well – The “Top Dog”, the best agent. What ever name floats your boat, basically!) Every round I will give you a personalized client profile. From this, you will need to carefully plan, create, show off, and attempt to sale your property. If you fail to satisfy your clients needs, then you will unfortunately have to set off and find another company to sale for, (you will be eliminated), because Sim Real Estate only wants the best of the best!

So, do you think you have what it takes to become the top realtor? Join today, and we'll just have to see!

Contest Rules:

-Custom Content is allowed, so, use as much as you'd like.
-You are not to furnish any homes you build, unless it specifically says so. However, you should, at minimum, add things like lights, alarms, and any other things that would come included with a brand new house.
-Stay under budget or at budget.
-Build according to the clients profile.
-Have fun :)

Eliminations: Well, since one person didn't submit Round 1, then that's one already gone, leaving 10. So, for Round 1 there will be 2 more going (for a total of 3). For round 2 and 3 there will be 2 going each round. Which will leave 4 persons in for the final round .....

Judging: You will be judged mainly on how well you satisfied the clients need. You will also get judged on creativity, interest, and how well you showed it off / attempt to sale it.

No, there is NO ELIMINATIONS IN THE APPLICATION ROUND! ...It's more of a "show your style off" thing....see no reason to kick someone to the curb over apps!

Oh cool, I'm so joining! I've never been in a building competition before, so this'll quite the experience.

One question though, are we supposed to, or can we put up a picture of the real estate agent in the app round, or no?

And singing_Noel - since 'you' are playing the role as the agent, it really doesn't matter :) I really never thought about it before (adding a pic of the "agent")... So, Hey...If you want to go the extra step, and add a little "fluff" to your application, go right ahead! However, it wasn't brought up in the original plans, so, I'm not going to enforce it ;)

I only have (as of right now) one picture of the exterior so, when I do post my app. I think I'm only going to miss that one shot (I will take another).
...Do backyards count as exterior (since it's not really of the house, more of the property)?

One more 'stupid' question: I made this house as two homes merged (so they have a connecting wall), will that count as one?

Lets see, yeah, backyards can count as exterior if you want.
Yeah, you can count the merged house as 1 house.
No, 4 - 6 pictures were the guidelines as in no more or less. However, you could always use collages (just link if they are too big).

And I think that's everything :)

Here is the house for my app - 491 Corale Lane. So sorry about the fact that the white path to and around the pool looks like tiles. it isn't. I just didn't know how to take photos without the stupid lines. if someone tells me, I'll post another photo without the lines so you can see.

This is a cozy kitchen, complete with a counter at which to eat and several beautiful surfaces on which to cook.

Here's a view, from the kitchen, of the first floor. To the left of the kitchen is a dining/living area. The small blue room is a bathroom, and the larger tan room would make a perfect master bedroom. The small disc on the floor there is an elevator.

Step into the elevator and walk onto the upstairs hallway. A unique idea is incorporated here - three separate rooms, tied together with a common hallway. Perfect for a child or teenager to get away from the "hustle-bustle" of the main floor while still remaining part of the house.

"Johnny's Beach Shack"

Meet Johnny! Johnny is a young, attractive (according to local girls), and outgoing surfer. He has no wife or kids, nor does he want any at this time. He spends all his time down at the beach, surfing. However, when he isn't soaking in the UVrays, Johnny is looking for a nice little piece of property to relax at. He most definately wants his house to be suitable on beach front property (The lot doesn't have to actually be a flooded beach lot, it can just be next to the ocean). The house can be any number of floors, but the total living space still needs to be compact. A drive way is optional, as, Johnny usually just walks down to the beach. Inside there needs to be atleast one bedroom, with room for a large "california king" sized bed. Any additional bedrooms are optional, but, remember, Johnny doesn't plan on having a wife or kids right now, so they'd be pretty useless. He needs atleast one bathroom, preferably with a shower OR tub/shower combo installed. He will also need a small kitchen, but, Johnny isn't in to cooking, so there is no need for a lot of counter space. And finally he needs a den. Make sure that it is large enough that it can later accomidate a nice pool table (don't include when you are building). Besides what is mentioned, you can add what ever else you want, so long as you stick to the fact that it can't be too big.

As far as furnishing, DO NOT FURNISH THE HOUSE WITH ANYTHING THAT WOULD NOT COME PREINSTALLED IN A BRAND NEW HOUSE...

Answers to questions about the Round:

-From 4-6 Photos. YOU MUST INCLUDE A OVERVIEW SHOT OF ALL THE ROOMS FROM EACH FLOOR. (Collages are allowed)

-I do not need to see any particular rooms...Show off the "features" of the home... Like in a realistate magazine. Showing the pic of the beach is optional.

-Write enough to explain the pics. No specific number of sentences neccessary.

-FOR THIS ROUND THERE WILL BE NO BUDGET (SINCE IT'D BE UNFAIR FOR THOSE USING A FLOODED LOT VS. THOSE WHO USE THE CHEAPEST REGULAR LOT)

-You are only to furnish the house with the standard stuff that constructors would include: [lights, alarms, counters, plumbing, etc.] The other stuff in the Bio was just for reference to how big the individual rooms need to be.

I'm starting to think I should just join instead of being a judge lol It sounds like so much fun.

I am going to go and take a shot at building an app house and see how far I get at the round 1. I will let you know by tomorrow if I want to become a contestant instead.

No, you can still join this one :D applications are open till the 7th april i believe, as they are open through round 1 i think.

Most of the time this is the room that ppl use for tv and entertaining (atleast that's the way it is where I live) and then what we call the Livingroom is just used more or less for show - my family never uses ours.

Are you talking about the roof of the application house? If that's what your talking about, I can't remember what expansion pack that style of roof was in, it could be Bon Voyage. It's the pagoda roof but I used the individual roof slope cheat and brought the angle of it up to almost the highest you can take it to. I hope that helps =)

Hi Johnny! I'm glad you could meet up with me today...I've found a great little jewel of a home that I'm dying to show you; at just under 70,000 simoleans, I'm sure you'll agree that this is a fantastic option for you.

As you can see, the property is located right on the beach. I've done some researching, and it seems the local ordinances are pretty relaxed in terms of what you can do on your own property. Imagine the bonfire parties and bbqs you can have, all just steps away from the surf.

If you'll take a look at the floor plans with me for a moment, you'll see that the home includes everything you were looking for - a modest kitchen, informal living area with plenty of room to hang out over a game of pool, a spacious master bedroom, and a large bath with separate shower and tub.

As I'm sure you can see, the property is modestly landscaped, with lots of easy-care bushes and a smattering of tall, leafy palms. The exterior could use a fresh coat of paint, but the termite and dry rot inspections have come back clear. These beams will last the lifetime of the house. The fixtures are reproductions; the wiring has been brought up to code, and the house comes equipped with a state-of-the art security system.

One of the real focal points of the interior is the open floor plan. The clean, cool colors give the illusion of space and freshness, and the windows have absolutely stunning views. Despite the relatively small square footage, you'll find plenty of room for entertaining buddies here, and I'm sure your pool table would fit nicely right over there.

The doorway to your right leads to the master bedroom. As I'm sure you can see, the room is bright, open, and spacious. The neutral pallet will compliment any furniture you might bring in, and those large windows will be a great asset on summer nights.

If you'll follow me back out through the living area, you'll see the spacious back deck. Can't you just imagine grilling out here while the sun sets over the water? And, of course, the deck has access to the beach via these stairs. As I'm sure you've noticed, the stilts provide excellent protection against flooding. in addition, the entire structure has been rated hurricane safe. That said, this area of the coast is fairly sheltered, so you should have no problems.

Ah, but I've saved the best for last! hidden from the road by the foliage, you'll find this rocky little alcove with, you guessed it, a hot tub! It's set directly into the rock, and requires very little maintenance. The alcove provides an excellent measure of privacy, despite its proximity to the house. I'm sure I don't have to tell you just what a great feature this is...

For the most part, the home is made up of the open foyer and den. The magnificent view of the ocean is only a heads turn away from the alcove where a future television would be. Be sure to impress friends with the built in bar. The recessed lighting helps keep the home from looking overly crowded and ruining the illusion of open space. The warm brick and cool white stucco really balance the feel between open and cozy.

Im having trouble building my round 1, its just not going how i want it too. ill keeop trying but in the meantime, if you need another Judge or EJ, id be happy to do that instead?

I have a question about my Round 1, as well. I built a kind of cool little house using a split-level tutorial -- which worked quite well for making it a split level until I put doors on the bottom floor. So, my doors for the bedroom and rear exterior show correctly on the bottom 4 clicks of the walls, but on the top part (the walls are like 20 clicks or so high) they get the wallpaper showing through. I did everything they said in the help forums and tutorials, and nothing gets rid of this. I stuck a me Sim on the lot, the doors work just fine. You can even see the whole door when it's hanging open -- with the top part of the wall in the hole.
Is this going to count against me? I worked hard trying to figure out how to make a split level house that works on the beach lot slant without the big yard flattening slant in back and don't want to start out all over again.
I'm asking because I can actually hide this fault in almost every pic I took, except the face-on rear shots.

First of all, I have to say that this place has the perfect view of the ocean no matter where you are in the house. When I heard that a beachfront piece property was a must for you, I immediately set out to hunt for the perfect stretch of sand and waves just for you.

The tanning here is just as great, and speaking of the sun this place is not just beautiful, it's smart too. Enviromentally smart. There's nothing worse than leaving the sun, as soon as you leave the beach, so I'm really happy to tell you that all of the windows in this home are perfectly placed to minimize the usage of power used for lighting during the day. Complete with skylights and self adjusting solar panels, this house is a sun lover's and green living enthusiat's dream! Which I'm sure you'll appreciate, Johnny.

Now as for the schematics of the house...this two story bachelor palace offers a very spacious bedroom, and den or possible second bedroom. I heard that you were interested in putting a pool table in the rumpus room, and I will tell you that the extra bedroom wil fit in it perfectly. I know...I drug one in there myself just to be sure.

The design of the house itself takes off an open floor plan. So I'm sure you'll be really excited to know that it has a balconey bathroom. I know, right!? So you can take your showers as you admire the sunrise over the water, and your evening baths in sunset over the sea...which I'm told is quite the perfect place to share a romantic evening, if you know what I mean.

Now as for the kitchen [sorry for the decor, I know we're aren't supposed to furnish anything, but it's part of the meshes], it, like everything other area in the house, looks out to the beach. It isn't very spacious, but it is quite state of the art. So when you do decide to take up cooking, you'll be as well equipped as a five star French chef.

The house wraps around a lovely little atrium. The living area and den area open into eachother on one side of the home. Both rooms feature window walls to fully appreciate the beautiful views of the mountain facing the house and the ocean behind. The bedroom is roomy enough for your great big bed. You have your choice of two walls to place it along or you could put it against the window-wall in the bedroom, as well -- your choice.

This is the front of the property, complete with driveway. Which i know wasnt on your must list johnny but it comes in very handy for having people round. As you can see the foundation of the property has a lot of lattice work, which is to allow water to pass through easily if theres ever huge waves. not to worry though, its structually sound, and well supported with columns as well as the walls.

Theres lots of simple landscaping around with hardy grass plants and palms. They give maximum impact but take very little tending.

And if we go around to the back of the house, you'll see the two decking areas. Perfect for a bbq with your buds or even space for a hot tub for entertaining lady friends or easing the aches and pains from the days waves.

This is the kitchen,which i know isnt something that really interests you, but its very modern with all new appliances complete with breakfast bar, or room for a table and chairs if you wish.

This is the overview of the property, it has a nicely sized bathroom. Theres also a spare room, which could easily be used as a spare room when buddies wanna crash here (and believe me, they will) or even used as an office.

It also has a great sized room, which would easily accomodate a pool table, bar or even pinball/video game machines.

Everywhere is decorated with neutral colours to allow for the owner to put his own stamp on the place.

Don't forget that this is an elimination contest - so, if you submit in your round 2 before the scores go up, and then you get eliminated, then it'll kinda be like wasting your time - That is if it really was a waste.... Depends upon how well you like to build, I suppose!

Just thought I'd add this .... Not saying that you can't submit before scores go up .... Just saying that you might wanna get a start on it, but not post yet....

Thanks...yes, I was talking about AL. I just won't use AL for this. The units i've built and actually furnished the highest amount for that unit was somewhere in the 4,000 range. The whole of the actual building though would probably cost much more.

I was playing with ideas in my head if I make it to Round 2 about the building. I have this old turn-of-the-century blueprint book I used to make Victorian houses for my neighborhoods and in it are tenement building type things where you have one unit that repeats itself however many times you feel like in a row like in English rowhouses. Know what I mean? Could we use that type of building for the apartment? Then we could know how much one costs before sticking the next one onto it, beside it, or stick it in the middle of two other "identical" apartments. I never uploaded anything so you can't see what I mean unless I dig thru old pics, but when I firts got AL, I had my fun with this one boxy looking hummer one on a 5x6 lot that ended up with enough in a row to house six diff families.

Found them, here's some from before it got done, but you see what I mean.

Wow, I did so much better than I thought I would. This is my first building contest, so I'm just glad I can build...period. Heheh, now I can get cracking on that round 2! BTW, congrats Deatharella, you really deserved this one! ^_^

I was playing with ideas in my head if I make it to Round 2 about the building. I have this old turn-of-the-century blueprint book I used to make Victorian houses for my neighborhoods and in it are tenement building type things where you have one unit that repeats itself however many times you feel like in a row like in English rowhouses. Know what I mean? Could we use that type of building for the apartment? Then we could know how much one costs before sticking the next one onto it, beside it, or stick it in the middle of two other "identical" apartments. I never uploaded anything so you can't see what I mean unless I dig thru old pics, but when I firts got AL, I had my fun with this one boxy looking hummer one on a 5x6 lot that ended up with enough in a row to house six diff families.

Coolio! I did a lot better than i thought it would. Im not usually a bulding person.
My round 1 wasnt perfect but im hoping i can do better with round 2.

Im sorry to have to see people go as i know it can be hard work. But its all experience to take into other contests.

Im going off to start my round 2 but i have a question? If i do use Al, then im not sure what to do about budget, as the sim rents the apartment, and doesnt own it?
I know i dont have to use AL, but i just figured it couldnt hurt to ask

Well chowgilly - I don't have AL so i really don't know how it works, but, is there a way that you can keep up with how much you spent? Like - Subtract the lot value before hand from the lot value after you build? ... I'm sorry that this rounds causing confusion.... I really didn't mean it to be...

I'm not posititive, but I think you are still contestant number 11 shorea. It was contestant number 8 that dropped out, and therefore there is no #8 on the final score tally. and I think you all keep your original numbers. Judging would be complicated otherwise :P

*edit* ah i see what you mean, there is no number #11 on the round score tally eighther. I'm sure clw8 will update it if its wrong.

Shorea - You are still assigned the number 11 because you were the 11th person to join. Yes, there were only 10 listed because of one drop out, but, all you need to pay attention to is your number - 11, not neccessary which number you are in the listed contestant scores ..... Just know that since you were last to join, you'll always be the last one listed .... (your given number when you join never changes...)

EDIT... Oh, i see what you mean now - SORRY i forgot to put your total score!! ... going to go edit the tally post now!

I have an idea. I really liked this contest so I decided that even if I couldn't submit I would go ahead and see if I could meet the requirements and such.

Anyhow, the easiest way I found was to make the shell of an apartmentand outline where the apartment you want to build is. Count all of the walls that are in your main apartment so walls that separate rooms and outside walls of the ONE apartment and times that by 70 (the price of a single wall) let's say it cost you 1500. Do the touch ups to the outside of the apartments and leave the apartment you are using completly empty then, as long as you are on a lot with NO sim there is a button on the top left. If you click it, it will show you the value of that entire lot (e.g lot value is 13,745). From that number subtract the number you came up with when you worked out how much the walls in just your sims apartment cost(e.g. 13,745 - 1500 = 11,245). The result will be the value of the lot excluding the cost of your main apartments walls (11,245). Then you can go ahead and make changes to ONLY your sims apartment and every now and then you can check the value by clicking the top left button. You are allowed to spend 20,000 so because the value of the lot EXCLUDING the apartment you are working on is 11,245 the maximum value of the lot can be 31,245.

Make sense? No, I didn't think so lol

Astoria Lane's Brownstone location is superb, it is in the heart of the city with that suburb feel with all the luxuries of city living. You are close to downtown for work and all your shopping needs such as shopping malls, boutiques, coffee houses, art museums, dining and recreation. The Westbury Parks and Recreation Center are within walking distance and can be a great place to relax, play, bring your children and meet other sims in the neighborhood. Great way to make some friends. Westbury boasts some of the top schools and daycare centers in the state. This is a great investment with lots of attractive extras for someone on a budget or not.

I was able to build it all for that price. I didn't have to subtract from the dummy level, which is the very bottom of the house as you can see in the exterior shots.

Thank you! It was a challenge, but it was fun to try and see if I could build something on a limited budget. Normally I don't think about price. So there was a few times it almost had me pulling my hair out lol! It was alot of fun though=)

This building features three separate units, two of the units are two bedrooms and two baths, and one unit has one bedroom and one bath. Now since the building is located downtown, there is no yard space, but don't worry about amenities, as there is an indoor pool located on the ground floor! The pool and flowerbeds are maintained by a service company once a week and the fees are covered by your HOA (Home Owners Association) fees.

I have to say, you really would be getting a steal here. This was just like the apartments on the first and second floor but the previous owners bought both on the top floor and converted it into almost a penthouse!

Its a great place if you plan on having children. No lugging pushchairs up and down stairs. Just jump in the elvators! It would also be very handy when moving in.

You come into the aprtment straight into the spacious living room/entertainment room/den. Its pretty versatile so it can be used as you see fit.

Through from the living room is the kitchen/dinette. It has all new cabinets and appliances.Theres also lots of storage space. Plus it is open enough to be added onto if need be.

As you can see theres a lovely little nook here, perfect for a litle dining table and chairs.

Its has 2 Bedrooms, each with a bathroom.

This room is the perfect music /entertainment space. The red walls give the room an almost night club feel. The room could easily be converted in a spare bedroom (or nursery) if more than one guest is staying over.

The Guest Bedroom (not pictured) has a neutral tone to the room, giving older guests a respite from the the younger decoration to the rest of the apartment. This would be a perfect kids room if needed.

I hope you enjoy this apartment and with a price tag of just $18,850 this is well within your price range with something left over for shopping. Included in this price is a gardener.

In the music room, a touch of red on the neutral walls allows for a smooth transition from the living area. The lighter pallet, however, makes the room a great daytime hangout, and maximizes the impact of the light. As is the case with each of the bedrooms, not one but TWO picture windows open up the space and give you a great glimpse of the city.

Both bedrooms sport enough features to make them worthy of the title "Master" bedroom, but the blue room is slightly smaller (and has a smaller bath). Still, the plush, white carpet and light walls reflect the light from the windows, and it's position at the corner of the building minimizes the noise from other tenants. Okay, who's been playing with the weather machine? I swear, someone's out to get me...my last entry for the other contest I'm in was delayed because of really foul weather (a tornado touched down on my mother's road). Yesterday, however, was absolutely beautiful. Then this afternoon, an hour before this round's original deadline, the weather starts to act up again. Now it's hailing, and the weatherman s calling for more tornado watches and warnings. Sims contests are hazardous to my health, lol!

I forgot to put the total cost on mine. It was a godawful 19,912 after I took a couple windows out to get it back below 20k.

THEY ARE ALL MY PICS. I STOOD ON A STAGE AND TOOK HALF OF THEM, THE OTHER HALF I STOOD BACK FAR ENOUGH TO GET THE WHOLE STAGE IN.
STP, Sully Erno and Jesse James Dupree are all from RockFest last year. Trapt is from my birthday around five years ago. Ozzy is from the Ozzy/Zombie tour on Halloween night a couple years ago. Pantera is the last show we got in the Twin Cities on their final tour before breaking up. It was twenty below that night but it didn't stop us from going.

Hey everyone - I went to bed a while after the rounds ended last night / this morning, and I made my last rounds on other websites I hang out at...

So, I'm going to get up the next round asap! Also, since singing_Noel unfortunately had to leave us, only 1 person will be leaving this round :) - unfortunate, but ..... that's just the way life is sometimes - unfair .

So, I will be giving round 3 an 1 day extension (I put the new dates on the main post ) ... it wouldn't be fair to cut you guys one more day short, especially since I doubt anyone will start before the scores are posted :)

Oh, and I have two sets of scores. I'm waiting on 1 more. I"m sure that they'll be in pretty soon, but, as with my previous contest - If I don't get scores within 2 days, I turn to an EJ - and, last time I ended up being that particular EJ, thus the scores ended up being quite prompt. So, never fear - those scores will be in very soon one way or another :)

Please note, however, that if you plan on doing this, that you still MUST stay under / at budget, and you must decorate/furnish the entire property.... Not saying that you have to go clutter every counter and floor though
Trisha found out long ago that she couldn'thave kids, so, for the past 17 years, she has been adopting. So far, she has adopted 5 children, and with her years becoming less and less, she will probably stop now. Over the years she has saved lots of money up, and now wants to spend it on a nice home for her and her family. She doesn't want anything to large, nor too small. Stairways or multiple floors aren't prefered, but, may be used if you must.

For each of the bedrooms, everyone has a request .....
-Trisha would like a nice, quite, peaceful bedroom that she can just relax in, preferably away from the loudest parts of the house.
-Rhonnie, the 17y/o guy, would like a place to just chill. He frequently has friends over, and needs a big enough space to accomadate them.
-Juilie is the 16 y/o girl. She is a total preppy girl, and would love her room to reflect that, by using super cute wallpaper / paint in her favorite colors: blue and pink.
-Gabriella is 12 y/o girl (in the pink). She is a diva in the making. She's very, very loud sometimes, and needs a room that is in a location where she can just be herself. Also, her favorite color is hot pink!
-Meghan is 9y/o girl (in white). She is kinda tomboyish, and hates girly like colors. She doesn't need a very large room, as she is hardly ever found inside.
-Sam is the 2 y/o toddler. Sam is a handfull. He's always getting into everything, and ends up in places where he shouldn't be. A room with a play pen area would be ideal.

Ok, so, count it up, that is 6 bedrooms! No more, no less... just 6! One could imagine that with that many people in a house, you will need atleast each of the following:
-Atleast 3 FULL bathrooms, one of which HAS to have a tub.
-A medium to large sized kitchen.
-A dinning area or room that can accomadate a big table and lots of chairs.
-A roomy den or living room for entertainment.
-A quite study or room for relaxing and for school work.
-A large enough yard for playing, preferably fenced in, or away from the road.
Anything else is totally optional.
The budget for this round is: $150,000!
YOU MAY FURNISH IT WITH COUNTERS AND SUCH (AS IN THE PREVIOUS ROUNDS) OR YOU MAY FULLY FURNISH FOR ADDITIONAL 3 BONUS POINTS ADDED TO SCORE.
PICTURES: have anywhere from 4-8 pictures. Collages are acceptable, and would probably benefit you in this round (for all the special requests). Atleast one pic needs to be exterior, and one pic needs to be of a top down view.
DESCRIPTION: much or as little - but your attempt, as always, is to sell the house.

Will i get penalized fro that ro can i just spin it to be a good thing?

I'd say that it's ok to be underbudget so...
I figured this might would happen..
And I was going to make it where you had to also decorate the house too, but, I've seen before where people get angered if they have to decorate in a 'building' contest, so I didn't add that tid bit.

But, if everyone wants to decorate this round then I can add it to the rules. Of course everyone would have to come to an agreement on it ....

I do too, but how wouldn't that make judging even harder? Would those who decorated be judged on a different scale than those who didn't? If not, how would those who chose not to decorate have their scores compare to those who did?

Does that make any sense? I would love to decorate my lot, but if others don't want to, I don't think it would be fair to them or to the judges for some of us to do it and some of us not to.

'course, if there ARE people who don't want to decorate, but who don't mind if others of us do, then that's great...feel free to ignore me :D.

hehe...me too! I work in a daycare, so I spend the morning *very* busy, but as soon as all the munchkins are asleep at naptime, I start plotting. I even brought my laptop with me last week and told my boss about this contest (in very carefully worded terms) so that she wouldn't think I was "playing" on the job while I finished my apartment, lol.

'course, it's actually a LOT better than the alternative...my little guys are between 3-5 years old, and there's about 16 of them. They'll wear a body out, and without the Sims to think about, I'd be sitting in a rocking chair in a comfortable, dark room, the only sounds the lullaby CD on repeat and the soft little snores of the babies, with nothing to keep me awake!

Here we are everyone! If youd like to follow me in, i'll give you the guided tour. As we go in the front, you'll notice that the house has its own drive and garage. They always come in useful, even if the garage is just used for storage. The front is modestly landscaped with colourful flowers and trees that are low maintenance.

The location is great too. A 5 minute drive or 15 minute walk to the hot downtown area with all the shops. And the same from the quieter side of town near the beach and local schools.

Seating Nook
As we enter, there is a small seating nook, perfect for reading a book or studying up for homework. And across the hall from there is the study room with plenty of desk space for homework

As we continue in this large open plan room, we come to the didng area. It gives a big punch of colour to the room with its feature wall and co-ordinating table and chairs.(And highchair for Sam of course!)

In the corner is a large fish tank, couch and bookshelf. Theres nothing more relaxing than watching a fish tank.

Kitchen
And we now come to the most important room in any house. The Kitchen. This carries on the red theme. Its fitted well with plenty of counter space, and all mod cons.

My house keeps looking like a big rambling mess everytime I try to re-arrange it and keep it at one level. How much will we be gettting docked if we make it two storey's? I'm trying really hard to come up with something that looks good on the outside along with the inside and fitting their needs and it's making batty. None of my ideas look asgood ingame like they do in my noggin. So, I'm about ready to go for a second floor but if it's really going to put a dent in my score, I'd rather stick to unscrambling the rambling house I got now.

It's fine deatherella if you use a 2nd story, such as chowgilly did. I only said that though it wasn't "prefered" to have the second story there. But, if need be, then go for it and build a second floor :)

Okay thanks. Now my house can look good on the outside, too. It was all over the place -- I was working on the theory that Sims like an easy way to get around and some of the rooms were ending up a five minute walk away from the front door. Not good for a Sim that has to go.

Yeah, I understand that. I personally love 1 story homes, if they are flowy and fast to navigate, but, when sims start having to spend forever to get from the kitchen to the bathroom... that's when I stick in some steps and call it done.

I turned my house into a 2-storey, got it almost done, and I hate it. I think I'll stay up half the night rebuilding it all over yet again. Sorry it's taking me so long everyone.

It's all good Deatherella. If it comes down to it, I think I can squeeze in a 1 day extension to this round too. I take it that you are like me, and join all the available contests on this site, thus compramizing all your time between each one. :) So, since you are definately not the only one to submit your round, so long as I get feedback before the deadline, I'll extend it 24hrs if need be. But, by all means, if everyone can get in their round 3 before the deadline, tomorrow at 6pm EST, then I can go ahead and close the round, work on getting the scores in, and post the final round - which should be one of great pain in the behind.....Just incase the round name doesn't give it away.....one more hint as to what it is ..... A really, really big expensive home :) Sounds fun, heh?! :lol: Wait till you all start building it!!

And, for the ones who get lost in converting time zones, here is a count down timer for the deadline to round 3.... unless an extension gets issued when I get back on around 4pm tomorrow....

Oh, good, I just came online to ask for the extension, too. I've been catering half the night and all day to the household baby person. He's sick and didn't get taken to day care so I can't sit at my pc and finish up til later when someone else comes home to take over him. He's so funny today. He climbed on my lap and told me "house". Guess I have I should've loaded my game instead of the net.

Just by walking towards the house you'll know there is room for you and your family. The tranquil courtyard entrance is just one of the many ways to keep a busy and loud house looking and feeling calm. Don't be fooled by the large facade, as all rooms are situated on a ground floor.

Just off to the side of the entrance is a large bedroom. It is perfect for the young teenage who brings their friends over, as it has direct access to a bathroom and is the closest to the entrance (no need to bring the visitors to the more private areas of the home).

The bedroom portion of the house has many different styles to suit different tastes. For the girl pretty in pink, she can enjoy her luxury with soft pink carpet and bright pink wallpaper. For those not so inclined to have a large room, a smaller room resides next to the pink room. Hopefully the sim who occupies this small, earth toned room, is not inside to disrupt the little diva's antics. Luckily, the smallest room has entrance to a bathroom shared with only one other room. The room closest to the master bedroom suits an active toddler. It has enough room for a large playpen, as per Trisha's request.

Ok guys, it's getting down to the nitty - gritty. Only 2 hours left until the round is over!!!! So, I pray that eveyone is able to pull a suprise attack on me, and get it in!

To everyone who's already submitted their round 3 - you may stick around and around the deadline or after the deadline of round 3, I should have the final round up..... You all will probably need the entire week to do this last one, unless you play sims for many hours per day :)

I have had two PM's for extensions, and gave them both a few hours more. So, idealy I would like to be on for a deadline, but, since I've gven the people until midnight tonight, I can't be on. So, as long as I don't get on tomorrow and see posts that were posted during the day tomorrow, I will trust everyone to get in there stuff when I told them :)

And so, I will hold off on posting Round 4 's info until tomorrow when I get home. :)

The kitchen boasts an old world charm with all the modern conveniences. A dishwasher and trash compactor are included under the counters. A table is set up for a fast meal. An exit door to the side of the house is handy for taking out the trash or for children that need to eat and run before catching the morning school bus.

On the back section of the home, is a nice sized nursery just perfect for little Sam. The gated play area will give him plenty of space to romp -- he can have someone sit on the rug with him to share a story. The left "tower" room is just right for Meghan. A bright sunny yellow to help her mood stay bright. A small bathroom with a shower is handy for her. At present, there is no roof access from the second storey rooms, but if Rhonnie tires of going downstairs to use the restroom, a door could replace the bathroom window while a door could be installed onto his room giving him access to the facilities.

Behind the kitchen is a bright pink room just waiting for Gabriella to fulfill all her fashionista dreams. She will have a lavatory and full bathroom nearby.

The left rear corner bedroom is ready and waiting for Julie. I'll bet you're as anxious as I am to see how she pulls out the blue from the wallpaper with accents in her furnishings. Her room, also, she can use to quickly get into the bathroom.

There are a total of five bathrooms throughout the home. Two full bathrooms with showers and tubs in the rear "family" area. Two lavatories conveniently placed towards the front of the home. One small bathroom with a shower on the second storey.

The back right corner of the house has a sedate room in soft greens for you, Trisha. Away from the noisy rooms, yet near to the nursery. You can look out your windows to see a pretty view of the orchard. You will also have a door connecting your room to the bathroom next to it.

The house is on a 3x3 lot.
I'm not sure of the price. I know it was 103K+ before I added the outdoor furnishings and plants. (The kitchen and bathroom facilities and inside furniture were in that price.) So, I'd say it's between 115-120,000s at the moment. I didn't finish furnishing it since I've taken so long to actually finish a house I made for this round. You can even see one of my rejects in one of the outdoor pics in the full size lot folder. I forgot to delete it before I started taking pics of my final entry.

Well I went ahead and judged everyone who has already submitted their entries. If the last contestant gets theirs in and it is accepted I will judge it at a later time but I did not want to wait for the last entry and then have everyone else have to wait for their scores.

sorry this ends up as a double post, but I had until my midnight to get my entry in. I finished redo-ing the pic that wouldn't load about ten to midnight.

Ok, first - since it's obvious, I'm going to go ahead and say that everyone will get 3 extra points added to final score for decorating, except Deatherella (sorry!). However, since Deatherella did do a small amount of decorating, I will award you 1 point (since you didn't quite do half the house, but it's better then nothing :)) So, hope that everyone is ok with this.

Ok, the delima was, that because everyone got scores so close, I had no choice but to eliminate but one person, or else I'd be eliminating 3 .... Unless anyone thinks this is an unfair advantage to someone, and has a different idea of what to do, then, I say lucky to those two, and lets hope this same situation doesn't happen in the final round! .... Suppose I'm going to be needing to put up a little twist to the final round, in order to prevent everyone to end with the same thing.....
So, until and unless anyone has any problems with this, then sorry to say Contestant #4 is eliminated, in search of new employeement . (Thanks for being a great contestant, and making it this far!)

Is it just me but,in the round 3 standings it says contestant 3 has 60 points, but im looking at the main list and wondering who it is?

The 1 point for decorating is fine, more than I expected since I only furnished one room other than throwing extras in the bathrooms and kitchen -- which we had to finish off anyway.

Mr. Joshua, Mrs. Beverly, Nataniel (teen), Autumn, Tyler Hills.

A week ago, Joshua hit the jackpot playing the lottery, winning 1 million dollars. The family sold all of their old, worn posessions to make room for new, better ones. They also sold their home, and need a new 'mansion' to live in, where they can mingle with all the other rich folk. Do you have what it takes to build (and optional decorate) their future home?

The Hills have never been the "family" type of family. Everyone usually just goes their own way, and would like a house that would accomidate just that. Beverly has always had to do the house work, but, now that they have the money, she would like to hire a live in maid (aka - servo). So, not only will everyone need their own bedrooms, (the adults share, but not the kids), there will also need to be a 'maids quarter' in the house. So, lets get to a more detailed description...

Clients Personal Requests:

Mr. & Mrs. Hills would like to have a private, romantic master suite to themselves. They don't like to be pestered by their kids too often, and hope that the new house will supply plenty of diverse entertainment for them.

Nathaniel is just 1 year away from graduating highschool. He isn't the smartest kid in school, and will probably take a year off before going to college. So, his room needs to reflect his almost adulthood self.

Autumn likes to have plenty of her girl friends over for sleepovers. They, of course, stay up late, chatting away and used to keep the entire household up. Also, being close to a teenager, she would like a bathroom to her self.

Tyler is a little boy scout. He loves the great outdoors and playing.

Now, for the "BONUS POINTS"!!!
This round, you have the opportunity to recieve up to 15 bonus points!!!
-Here's how it works:
--To recieve the points, you must furnish the house. Now, I know this is going to be a big house, so, please, don't spend 3 hours on one room - unless you actually have the time. This isn't a decorating contest, so, I don't expect you to go and use 20 OMSP on one table! This is more about tastefully decorating a large house, whilst keeping to the theme and the overall environment you set for it.
--Back to the points.... So, once you decorate, this doesn't insure you your 15 points. This is where the judges come in. The Decorating part of the contest will be added in with your scoring, and will be scored on a system of 0-5 just like all the other things you are scored on. There are three judges, thus, where 15 comes from. Judges hopefully won't just throw out a 5 to everyone, because then this bonus point thing really isn't going to help vary the ending scores at all. I hope that they judge on how well you decorated, and like I said, stayed to theme and the environment, and such...
--HOWEVER, THE BONUS ROUND IS A "BONUS" AND IS TOTALLY OPTIONAL, SO, IF YOU DON'T HAVE THE TIME, THEN IT'S TOTALLY OK THAT YOU DON'T DO IT.

PICTURE REQUIREMENTS
This is a big round. So, I am going to allow you to post as many (or as few) pictures as you'd like! So long as you have a picture of EACH level -topdown and ATLEAST ONE picture of the exterior. I PM'd BP, who said that this part of the forum does not have a maximum picture limit, so, you can post however many you'd like :) ..However, If you go over 10, will you please start linking them, so we don't end up with a page long post :)

WRITING
Same as always :)

FURNISHING
You must atleast include the counters, plumbing, and lights, like the other rounds.

BUDGET
A hefty 1 million dollars! - I don't even know if sim money goes that high, so, there's no way of maxing this one out!

A "recreation" room...don't know about up north, but here in the South they're usually like a mix between a family room and a playroom. When I lived with my dad, he drew up plans to turn the garage into a rec room. It had a pool table, lots of seating, an entertainment center, and a bar. Lots of fun stuff :D.

You two got it mostly right. Up here in the north, a rec room usually gets made in the basement. Some people even finish off the basement to make it look nicer. Joke, there. Depending on whether or not there's a tv, there might be an old sofa or some lazyboys. Usually it's a room with a pool table and bar, darts, drinking essentials. If you're rich like my brother's friend, almost your whole basment becomes a carpeted splendor of a rec room with two seating groupings with tv's set up for Xbox, tables and such by the windows for crafting or board games, pool table and it's own private bathroom.
Are you seeing that a rec room is usually something the people who own a house throw together according to their own budget, space, and gaming preferences?

Deatherella - You are right on the mark as to what it is, I suppose cause you too are from the US. Sorry to use a term that people in other countries wouldn't be familiared with! But yes, just to give a run down of 3 of the rooms required:

Living Room - In the US, or my part anyway, a house with a living and den, use the living room for this purpose: It mainly just has nicer furniture in it, and you might use it to greet a new guest in.

Den - Where you watch tv in, a might have a computer in. In my house, the den only consists of a large entertainment tower, a comfy/worn sofa, 2 comfy/worn arm chairs, and a fireplace. Nothing cute about it, unlike our living room - which never sees a person.

Rec(reactional) Room - As others have said - usually in a basement or if you have a large house and no basement, it would be on the first floor probably, and is filled with pool table, ping pong table, darts, video games, mix and match furniture (unless you are weathy and have nice furniture), and I had a friend whos rec room even had a really nice bar..... though she also had a whooper of a big screen too....

OH, AND I PM'd BP, WHO SAID THAT THE CONTEST AREA HAS 'NO' PICTURE LIMIT! I updated the round's info accordinally.

Can I ask as a judge.. Is it possible for someone who only meets the minimum requirements to get full marks? If so how would that be judged? I just don't see giving someone who met the minimum requirements full marks and then not being able to reward someone for going above and beyond as fair.

Does that make sense? lol

I understand the whole furnishing bonus but that is completly different to if someone adds 10 more rooms than the minimum required rooms or something. Of course to gain the points the room would need to be suitabel and useful to the family.

Ok I will shut up now.
