I love the simple modern one-story homes in
The Case Study House Program, 35 modernist homes by angel f.
Inspired by CSH #2, I found an original document by the architect describing the house, and created this modern house with a similar layout, but modified for the sim lifestyle. It also has the advantages of requiring no EPs or custom content.
The main area of the house is open-concept, with a large central area containing the foyer, living room with fireplace, dining room, and chess and reading areas, plus a powder room for your guests. Off to the right at the front is the master bedroom with ensuite bathroom, at the back off a separate hallway are two smaller bedrooms with a shared bath. To the left is the kitchen with an unfinished hobby room beyond. Rather than a U-shaped kitchen, as the plan indicates, I've added some additional arches to enhance the flow through the house (silly sims!).
The original house plan has a beautiful curved wall which meanders up beside the drive and then enters the house to separate the entry from the living area. Because TS2 has no such structure, I've created my own sculptured wall at the front, which separates the entry from the more private master suite outside, then cuts through the front wall of the house to separate the entry from the living room inside.
One of the other unique features of this house is the way that the house flows between inside and outside living. This is accomplished through a set of private terraces: a living terrace at the front accessed from the living room or master bedroom, a dining terrace at the back accessed from the dining area or kitchen, and a play terrace, accessed through the two children's bedrooms. These terraces are more curved, to counter the angles of the house.
Landscaping at the front and side is focused on privacy for the two bedroom terraces. The back yard is left vacant, for a future pool or sports court.
This house was designed for a warmer climate, where outside living is available for most of the year. However, it is still a comfortable house in cooler climates, when the terraces cannot be used.

Weather-proofing:
This lot has a raised ceiling, which means that it may not be weather-proof if you have Seasons. However, it's very simple to close this building against the weather; just add some flooring above the main level.
