You might want to reconsider the bedroom being in the same physical room as the living room. The TV is going to wake up sleeping Sims, and so will the phone, which could get really annoying during game play unless one has mods to suppress noise waking Sims

Well if you want to take the noise down just remove the tv >_> but honestly if you have AL it would still be noisy in being in another room >_>
Most sims can sleep away the phone so that isn't a problem and shall the tv become annoying just remove it >_>

Considering that it costs 19030, you could easily afford a bit of wall and a door to make the bedroom separate

Bravo for contributing a small, starter house. I get very tired of "edifice complexes" that my poor (actually they'd have to be rich) simmies would need roller skates to get around in.

I like to furnish my own houses, so stripped all the furniture out, but added a bedroom door. It now awaits its first starter tenants and will cost them 10201 simoleans, leaving well over 9K simoleans for furnishing.
