Here's my Round Four entry. I went modern again. The skilling items are the guitar and drafting table. Seating for three is the desk chair, drafting chair and chair by the guitar. (I think those all count as seating, correct?)

Deco items should hit the limit even if you count the two sunburst wall hangings (from Seasons) as one item. If anyone is wondering about the CASTed painting on the wall, it's one of the cheap base game wall hangings, with the overlay removed.
