If your sims are looking for a warm place on a cold night, this might be just the place for them.

When testing as a residential, it worked great and I tested with five sims living on the lot plus NPCs. Smooth and no problems.

* I originally wanted to make it apartments. When testing as apartments I noted that the water from the pond under the arched bridge wanted to pretty much cover the lot. To fix this you might want to try leveling the ground under the bridge to remove the water, save and then convert to apartments.

* I also noted that NPC sims that wanted to rent the green house couldn't enter. Their thought bubbles kept saying the door was in the way LOL. Tried modifying and moving the entrance, using different doors with same result, so left it as is. I ended up using the apartment door on the green house because it looks pretty. It works fine on residential lots that aren't apartment zoned.

So I left the lot alone for a few days then did a few modifications and converted to a hotel.
No water covered the lot from the arched bridge so that is awesome. NPC Sims still couldn't enter the green house after renting for the same reason. However if you direct your playable sims to go in the green house in any of the above situations, they can do so just fine.

* Christmas Trees:
There are quite a few Christmas trees inside and out on this lot. I wouldn't run them all too long or they will catch fire.. sometimes two or more at a time. I wanted to see how they all looked at night in the snow when testing, then had forgotten they were on... so yeah =P

When I made this lot I had artist Thomas Kinkade on my brain. It looks pretty in the winter. :o)... well it looks pretty in all the seasons I guess. I hadn't checked it out in Autumn yet.

I know I don't have a lot of screens here for the interiors, but I promise I put just as much of my heart into the insides that I did on the outside.

Might be a cool lot for a movie or story, or just for your family to live. =)
