I've been downloading stuff here for a while now, so I thought I'd share something with you too!
The house
The house itself is a community lot, being 40x30. It's marked as a graveyard, so your Sims will get the spooky atmosphere moodlet at night. But of course you can convert it to a residential lot and let your Sims live there. Everything that's essential to life should be included.
The house has two bathrooms as well as two bedrooms, a kitchen, dining room and a library. The family mausoleum is another little building. It holds the mortal remains of the Simborrough family as well as the entrance to the WA tomb.
The tomb has been tested and should be working. It's neither exceptionally big nor difficult.
If you find her hidden grave chamber, you can take Cassandra Simborrough's remains with you and have her spook around on your lot. Of course there's a treasure too.
What you'll need
This lot should work with the Word Adventures expansion pack only. There's a bit CC involved you'll need however:

The story
Simborrough Manor or the Simborrough Mansion was once the estate of the old, noble Simborrough family. It has been uninbahited for over 100 years now, since the death of Alexander Simborrough. Eventhough the mansion is empty people claim they hear voices or see unexplainable things when they pass by - usually on the other side of the street.
The legend states that after running insane over the death of his beloved wife Cassandra, Alexander Simborrough built a maze under the old family tomb, protecting Cassandra's remains - and most of the family fortune - from tomb raiders. Many adventurers have set out to find the treasure - Most didn't find any secrets. The others didn't live to tell the tale...

Install Instructions
Quick Guide:
1. Click the file listed on the Files tab to download the file to your computer.
2. Extract the zip, rar, or 7z file.
2. Select the .sims3pack file you got from extracting.
3. Cut and paste it into your Documents\Electronic Arts\The Sims 3\Downloads folder. If you do not have this folder yet, it is recommended that you open the game and then close it again so that this folder will be automatically created. Then you can place the .sims3pack into your Downloads folder.
5. Load the game's Launcher, and click on the Downloads tab. Select the house icon, find the lot in the list, and tick the box next to it. Then press the Install button below the list.
6. Wait for the installer to load, and it will install the lot to the game. You will get a message letting you know when it's done.
7. Run the game, and find your lot in Edit Town, in the premade lots bin.
Extracting from RAR, ZIP, or 7z: You will need a special program for this. For Windows, we recommend 7-Zip and for Mac OSX, we recommend Keka. Both are free and safe to use.
